Take a look at some of our projects, past and present.


Learig acquired a detached house on Histon Road with a large garden/surrounding land. The house itself was refurbished and sold, and the excess land was used to build five new properties; two on the Histon Road frontage and three on the North Street (rear) frontage.

20 Station Road

We constructed this 20,000 sq ft office building in the 1970s. The property was funded by Legal & General Property (LGP) and was held for many years prior to its disposal to the promoters of the CB1 redevelopment.


71-75 New Street was acquired through our Learig joint venture. The site already had planning permission for six large flats. We improved the planning and obtained consent for 14 more appropriately sized flats that are nearing completion and are all sold.


We entered into a Promotion Agreement with the Papworth Trust and Varrier Jones Foundation at Church Lane in our Learig joint venture. This came after we identified an opportunity to increase the prospective allocation from 30 units to 60+ dwellings. Planning consent was obtained for 66 units and the affordable housing content was negotiated down from 40% to 6%. A sale to a house builder is in hand.


As part of the 59 Histon Road acquisition with Learig, we infilled the excess frontage with two Victorian style terraced houses.

Mingle Lane

Learig acquired a house with consent for demolition and a further dwelling in its grounds. We improved the design of and built both houses, which were sold swiftly upon completion.


We have entered into an Option to acquire 1.5 acres of land on the edge of Whittlesford just off the A505, which will be suitable for residential development, subject to planning.

Jupiter House

Jupiter House was developed subsequent to 20 Station Road and was part of the company’s portfolio for many years.


As part of the 59 Histon Road acquisition, we also obtained planning for three environmentally friendly properties on the North Street (rear) frontage. Having successfully obtained planning, the site was sold and developed.


Logic House was introduced to us in summer 2014 by the owner of the adjoining retail and residential premises. We own 50% of Proctor Investments, which owns Logic House and the adjoining retail and residential property. We are expanding the site and will pursue planning for a mixed use development.


We have entered into a joint venture to promote approximately 60 residential units on a 6 acre site.

Janus House

Janus House was constructed by Dernford’s then subsidiary, Janus Investments, on land owned by Jesus College. It comprised ground floor retail and upper floor offices with a basement car park. The property is now owned by Emmanuel College and has recently been refurbished.


Learig acquired a vacant bungalow after identifying planning potential for increasing the density of development. The property was located close to the junction of Histon Road and Huntingdon Road in Cambridge, and planning consent was secured for 8 apartments, which were built and all sold prior to practical completion.

7-8 Downing Street

The group built an office building on Downing Street to replace the original headquarters for Douglas L January & Partners. In the early 1990s, the property was changed to an A3 restaurant/pub use and was ultimately sold to Cambridge University.


A development of 6 studio flats was undertaken on a part of the 4–8 Hills Road holding we acquired. This land was previously used as an ancillary car park.

Daedalus House

Daedalus House was built by the group in the 1980s. Planning consent was won on appeal and the Civil Aviation Authority’s Superannuation Scheme forward funded the development. The property was let and held on a side-by-side arrangement with the fund.


We were selected as joint venture partners by the owners of a site close to Cambridge city centre. The site was a derelict industrial/engineering unit on which planning consent for six flats has been obtained. Construction has commenced and practical completion is expected in August 2016. We have turned down an offer from an investor for the whole block and look forward to completing development and marketing the units at the appropriate time.

23, 25 & 27 Union Road

Following on the acquisition 4 & 6–8 Hills Road, we sought and obtained planning consent for three lower, ground and upper floor townhouses with rooftop terraces overlooking Cambridge city centre. These were developed and sold off freehold to owner occupiers.

2A Trafalgar Road

In the first residential development the company undertook, we built a three-bed detached house on the loading area of a retail shop just off Chesterton Road, close to the River Cam. It was sold off to an owner occupier, and the retained shop and flat above were subsequently sold to an adjoining owner so that they could complete a land assembly exercise.
